One simple yet extremely powerful thought quickly flew into my mind, "return to the basics".Okay, what does that even mean?

For the past couple of years, after noticing a really disturbing trend in the marketing practices of Turnkey companies, I've started focusing my talks on how companies can use good marketing practices and how investors can cut straight through the crap and eliminate companies that deliberately lie in their marketing.I am going to give every out of state investor looking to buy Turnkey properties or even looking to hire property management two quick lessons and five tips on good due diligence.First, ask questions. 

If they are professional, they can explain this quickly and easily.

I added Internet to the rent as an extra incentive over the competitors, but yes winter is quickly approaching and I'm getting anxious.

@Lance Johnson I don't have any business in Akron but even quick search of MLS shows that there is couple duplexes listed in 44303: one for sale for $39,900 and 2bed/1bath is rented for $300 and $200.First of all, even with 4 rentals on your property - it's very low income, so it will be tough management.Another duplex updated for $69,900 doesn't even state the rent.
