With enough equity serving as the down payment and also covering closing costs, you could walk away from this owning the house without pulling any money out of your pocket, granted there is enough equity and dependent on how much money your parents will gift to you in this transaction.

Go over their head and serve notices to vacate and evictions (ask an attorney).

The write-offs are all items I got out of this article:https://www.landlordology.com/tax-deductions-for-l...In terms of going upside down on the loan, that is not a concern; prices here barely move at all in either direction (even during the housing crash) and I've got about 40% of the total value of it in equity right now.So it sounds like the thought so far is that it isn't worth it for equity appreciation and unless I can develop numbers that will show a positive cash flow, it is probably better to sell.  

I'm not sure how I could upload the PDF of the P&L sheet, but if that's possible, I can do that for extra help showing the expenses. 

The Garage was a hair salon, and the house served as a Day Spa with massage therapy and sauna.  

The issue is that I got an Offering Memorandum and P & L from the broker and the numbers don't make sense.  

No money has traded hands yet but we are in contract and I want to make sure i have a clean shot to p&l statements for each property.    

The surround in my kids bathroom has this surround, with the side pieces (like L's) overlapping the rear peace a little, glued in, and sealed with caulk...not a drip in 15 years.  

So if it's a "community" bank, their purpose and charter MIGHT be to only serve the community that is around them.
