Just getting started in real estate, we are looking to house hack a duplex in green Bay Wisconsin area, our agent has talked my wife into the benefits of buying in the winter or the off season.

The cash flow is really good there.I have several houses near the Bay Area and just stopped buying around 2013 when the numbers stopped making sense.

@Steven Smith I live in Bay Area as well and I don’t invest in CA because of no cash flow.This doesn’t seem like a good deal as investors in Bay Area mostly make money from appreciation and I don’t see this property getting appreciation in near future.

I have Section 8 tenants in a couple of rentals here in the Bay Area.....Including Oakland.....and although Oakland has some VERY tenant friendly laws, I actually chose to get a Section 8 tenant in Oakland because it actually makes it easier to evict a tenant. 

I’m trying to do my due diligence by getting referrals to set myself up for success.Can anyone recommend reliable, quality folks in the Tampa Bay area?

The area is very close to the Marina District that is in development which is great, but be careful in this area as the Port of Tampa Bay area can really vary from block to block.

However, I live in the Bay Area and the real estate market is just incredibly expensive here.

From what I hear, based off the Bay Area housing market prices, it is very hard to establish cash flow.Thank you,Ryan
