After the period of time the bank requires to start counting rental income as income, do they use your NOI or your cash flow as the added income?

@Lisa Lanata If being self employed is giving you issues getting a loan on properties I know of a company that sells cash flow rentals with seller financing in place.

I'm hoping some smart remodeling will allow me to rent for a higher figure and increase my cash flow.

All are on 15 or 30-year conventional loan at 4-ish % It's going great everything is cash flowing.
