I was planning on doing on the following:-Paint all rooms, ideas for colors would be great-Paint cabinets, replace cabinet handles-Cover countertop with self adhensive granite laminate sheets-Tile glaze bathroom-Replace door hardware hinges and locks-Upgrade lighting fixtures and install dimmers and speed controller for fans-Screen or refinish hardwood floors underneath carpet-Install luxury plank flooring for kitchen-Replace filters, install smoke alarms in every room

I'm a bit of a baseball fan as well.

I went over at 7:00pm, in my Halloween costume and pulled the carpet, mopped the floor, got fans installed and apologized to the tenants.

I am from the New England area but retired out of the Air Force in North Carolina looking to learn about Multi-Family investment as I can.

It’s certainly helped to fan the fire and help me to draw the line in the sand to start investing again.

& hits the fan lol.Any who, im sorry for the loss of the building and the hardships your tenants are going through.

Vet your contractors, especially here in Texas.I'm a fan of paying with credit card, as some cards have some protections against fraud and the like.

As Joel mentioned, I am not a huge fan of giving money upfront.  

And good advice.Like @Chris Mason was also saying, I'm a fan of the "Long Short." 1+ month "short term" stays.
