You can be the one who does the leg work (collect the paperwork from the seller, meet the BPO agent, attend municipal inspections etc.).The one thing you DON'T want to do is offer to help these folks and be inexperienced enough to get them into a deeper bind.

Find out the way you want to invest in real estate and then dive into educating yourself on how to make that successful.

Recent zoning is now LAR1 (Residential Only)The place is a complete dive, but yet I see major opportunity if fixed up correctly.With that being said, I was able to find the owner and reached out to him and see if he is willing to let it go.

When I went in the carpet were totaled from the guy working at DQ and walking all the black grease into the carpet then as I got into the clean up deeper I found it!

Got to read up a bunch and learn at least the basics and begin going into the finer points before diving in. 

I plan on going to the bankruptcy court this week to do more research on this property.I'll contact the owner once more and dig a little deeper, it seemsI am getting close!
