I'm moving in with a friend in the Dallas-Fort Worth, TX area around October time-frame so I'll be renting out my house at the very least, but working on learning enough to have acquired a second property by then. 

Several Texas cities in the top 20 with Dallas as the top city.

Just moved down to Dallas from Toronto to pursue it. 

I have a new investor in Dallas Texas and I've been reaching out to absentee owners in an attempt to secure a house for a fix and flip.

I no longer have it and have been out of the real estate investment arena for many years.Now I am looking to get back into it, but would like to see other's opinion on how to invest 10K.I'm in the Dallas FW area.Cheers.

So far, I've done a google search of local commercial lenders and written several e-mails but haven't gotten a good response (1 lender from Dallas contacted me).I'm figuring the best reference for good people come from others engaged in the same practices.  

@Joseph Weisenbloom Not sure about your area, but in Dallas County, they aren't targeting anyone in particular, they have just been extremely aggressive in raising the assessments to market value over the last 2-3 years.
