lot prices have peaked in ocala, i bought a vacant lot here a few months back and cant give it away now. a realtor i know has told me that there is 8000 vacant lot listings in Marion county now.anyone who bought anything in ocala 2 years ago has made a lot of money, but now things have slowed considerably here

If not, I still believe there's plenty of cash flow to be had between the peak winter, summer and fall dates.

My amateurish thought processis you have had a lot of showings in peak season, but not a single applicant.

I know this is probably elementary, but I would like to know how one should react to both the peaks and valleys of real estate cycles, using both a 1031 exchange and a conventional buy/sell as an example.

As long as the numbers work to what I’m looking to do I will end up doing the deal (even though San Diego seems to be close to peaking), granted it’s quite a bit difficult finding something that makes sense on mls, but it does come up every now and then if you really take the time to be on top of it.

So, how many properties do you have to buy and how much money do you have to temporarily say bye bye to in order to be making a decent monthly income that allows you to not work full time? 

The desireable wealthy suburbs in MoCO and Fairfax Counties still trail peak values, but not by much, while PG is still far far below peak values.
