They just want a spot to play video games and get drunk 

I wanted to play a quick game with everyone.

I'm interested in purchasing a multi-family property (live in one unit, rent out the other) and was playing around with the calculator, but I get the feeling the property I'm interested in is not a good deal (that and/or I'm messing up the numbers because I definitely left quite a few fields blank).

I've been playing tennis in my head about what I should do for the past few months and now I'm even more confused than when I started to think about everything.

A lot of folks will argue with me on this, but play arround with the BP calculators and pay attention to capex (full rehab every 30 years), appreciation and mortgage pay down.

I feel OKC is more a steady income play, rather than an appreciation play - one reason we invested there.

I am brand new to real estate.

(not counting the renovation) I think it's tough to find a deal like this in Chicago on the North Side, where you can sleep peacefully at night and not worry about someone breaking in, or a drunk and disorderly, including being located in a  highly rated school district...I understand appreciation, and gambling on neighborhood gentrification isn't a primary concern of mine, this is a risk-free, safe return play.
