The wholesaling was a business activity, and the 2 CPAs I asked said that it is definitely a tax write off.My reason for asking is: I don't have a LLC/corp associated with my rental business, so would this wholesaling campaign be included as expenses for a property that was purchased subsequently to it?

BTW as a lender, I don't want to know about any of this foundation stuff (or whatever) in writing (this includes in any contract addenda).

I'm also self employed with a lot of write offs so it becomes a little tricky to get qualified but I have a cosigner if needed. 

I also just called your company and they told me that you just started in Georgia and they tried to connect me with you, at the same time as you were writing this ;-). 

If you  are  writing the contract as a Realtor you need to use  WB-11

About the time I was looking at the property another investor was writing up a contract.

Heck I remember a commanding officer of my husbands, was pisssed that we bought a house in Virginia Beach instead of renting because we only had 1 year orders.I write extensively on investing in the military.

They don't want to be showing their properties, advertising, writing contracts and dealing with contracts, etc.

Make sure you write up a lease and move money from your account to that of the LLC.
