We replaced the entire septic systems, rehabbed the cottage with windows, doors, roof repair, exterior paint, interior original wood floors refinished, some LVP added where needed, complete kitchen replacement.

Basically, have a system in place and in writing.

Don't spend all your time trying to create something that will still be a ton of work to operate when there are already inexpensive systems available.

I wanted to set up a system going forward.

As a result, I bought a book called "The Book on Rental Property Investment" and tried to educate myself and that's how I know Bigger Pockets.My goal is to start investing with brrrr or buy and hold strategies this year in great Philly area and at the same time building a reliable system to growth.
