I am starting to realize that passive income is front loaded with work, but the reward of having a well oiled machine is as close to passive income as one can get.

I really don't think I'll have the margins to pay a stager but am considering hiring a "virtual stager" or just leaving the newly remodeled house vacant.

It was last rented at $775/mo until the tenants moved out.I have walked through the property and it is true that the property needs virtually no rehab.

@Jon Holdman @Engelo Rumora @Gary BaileyEngelo, I have had this exact discussion on the Australian sites many times. virtually every AU marketing company is selling without a license plane and simple. one of my bigger wholesalers in MS.. got stung by MS DRE with a cease and desist order.

If you can learn enough to pass the class in a virtual environment I suggest you do it.

This one is about 4 hours away (but still in my same state), so I guess it will be more like a "virtual wholesale".

I think there are a few investors on here from the Thousand Oaks area, you may want to connect with them and see what they think.I have heard the term Virtual Wholesaling, which you may want to ask about by setting up a separate thread in the forum.

The response rate is always best.Also, for stamps/postage, I don't use a bulk stamp or machine.

Especially since you are investing out of state as well as looking into it locally "virtual" networking will be great for you.
