In this case I wouldn't be uncomfortable with this at all except to make sure it doesn't have tax consequences like somebody else mentioned and to make sure that you're following state law on whether or not you need to put the money in a separate account and take one month out at a time or if you can just take the whole amount at once.

Tenant A routinely complains about tenant B making noise, blocking the driveway, and having multiple people over, and when I recently brought it up with tenant B and asked them to keep it down and generally be more neighborly, as stated in the lease, they complained about tenant A harassing them and acting aggressively.

If i'm paying you a tenant placement fee and I routinely get a poor tenant, why should I have to pay a termination fee to keep poor service.
