You will just be capped at the price you paid for the property as your loan amount (which is not typically an issue unless you are buying well below market value.) so, if you can truly get a better deal on the property by paying cash it can make perfect sense.

Some folks will argue properties are typically taxed less than their fair market value, and that may be true, but it's the amount of annual taxes your pay (regardless of actual value or assessment) that will affect your bottom line.Additionally, until the recent market correction both property values and rents have increased at a rapid rate.

@Greg ScottPeople don’t know what they don’t know and think they are doing something great by raising $ and hoping to reap the rewards - not understanding that if it goes bad it can go very bad for them.Mauricio also posted a LinkedIn post on this and it’s always been a challenge and for those who have sales people but cannot pay them a commission like most sales jobs offer unless they are licensed.
