Hayward feels more like an industrial area and does not have many areas where you would take a leisurely stroll.All that being said, although I do own a rental property in Walnut Creek and mostly invest in Sacramento, if I were to invest in the East Bay today I would pick Hayward or Pleasant Hill when considering ROI.

If you are strictly looking at building capital so that you can start putting bigger down payment down or paying for rentals with cash- my two cents would be to get in and out as fast as you can- pay the income taxes and build that capital quickly.

If it takes 30 days you can close faster, but it never seems to go as fast as we would like.Another option would be Seller finance on like a 3 year balloon with a low interest rate.
