I buy places that need some renovation in order make them really nice so I can raise the rents so I get higher than average rents/more appealing-additional bedroom/new kitchens/baths ect so the rent is higher over the long term.

Then you also have a test drive on the home and neighborhood anyways.  

So if it is legal to single out investors i will cave, I dont have the $ to fight them but will try to raise other investors to get this changed in my association IE. fire some of the board  

Everyone has raised great points so far but don't get excited by the cheap purchase prices.

imagine if the loan officers husband was appraiser, would that raise red flag, her husband was doing a quote for the 203 b it would seem like  conflict, maybe there is some lenders on BP that can shed some light, I have been wrong before

I have been raised around real estate investing my entire life and saw no greater option than to pursue it myself.
