Your rental income will be considered on the type of conventional loan, what bank buys the loan, how close you are to the underwriting limits, etc.Your appraisal shouldn't be less due to a tenants tidiness. wear and tear etc .

If you're tearing it down, the base value is pretty easy - value of the lot and remaining improvements (water tap, sewer tap, electric tap, etc) minus the cost of tearing down and hauling off the structure.

I am needing to purchase a new roof for one of my rentals so I can get insurance, and have been given a couple of options;1.) shingle tear off and replacement with Tamko architectural shingles- $68502.) the above option but with an upgrade to Certainteed landmark architectural shingles- $76003.) a metal roof over the existing old shingles.- $7900Which would you pick?

@Nicole DeLeon while it could cost you $18000 to get it rent ready you cannot bill all of that to the tenant as damages since things like carpet are pro-rated on useful life and painting is going to be considered wear and tear.

if none of your siblings can get a 566k mortgage then its probably best to sell it after your dad passes and split the profits. i dont know how your family is but money can tear families apart and its not worth trying to come up with a creative way to keep the house. keep it simple or emotions and relationships will get complicated.
