Technically you are talking about a "syndication" where you are the general partner who does all the active managing of the deal and your friends who would be limited partners and completely passive.Probably too much hassle to do for small deals and for small amounts of investment money.

Sometimes in the bigger cities that have a decent amount of land trades/sales, if you talk to brokers, you'll get a sense of where they commonly trade at, i.e. 50k/door, 100k/door.

My biggest gripe is that these differences are never discussed or talked about and most people that I read or talk to have this feeling that not filing a claim is almost always better than filing (except in total loss situations and very high dollar amount claims).
