The Orlando and surrounding areas are a great market to invest due to many of the reasons you list. 300k people per year are moving here, there are more tenants than there are available rentals, and finding qualified tenants for nicely rehabbed properties is a quick process.

Now if the current rent is just a little bit above rent rates for surrounding warehouses then the tenants might see value in office because for a little more they tend to get better construction quality, amenities, and more road front business exposure than being tucked away in a warehouse park.
