Never had a problem with any usage...With that said I am now adding the 3/2 with its own service, and splitting the 2 100 amp between the duplex like it was suppose to be, but only cuz I want them all to be separately metered not because of power issues.

Last night, the buyers' agent forwards an email from the bank w/an update and summary (never mind that we were supposed to be closing yesterday and ran around getting our ducks in a row well ahead of time, but I digress).The email included this line:Lastly, in regards to the rehab of this property, the seller will have to provide us with an itemized list of improvements (including paid receipts, invoices, etc.; if applicable).My immediate reaction has been that this info is none of their damn business.

I was supposed to close this Friday but there were several delays with the appraisal (lockbox had been stolen when appraiser showed up, next time they came they were given the wrong code, etc).
