If you are struggling for a down payment then I would look very closely at what your ability to maintain the property is.

I'm seeing clients struggle to get cash flow on SFR's but they seem to be doing well with small multi-family.

Hey BPIm a newbie investor right in the heart of Southern California and have been struggling with a second investment.

Now when we visit family out there we feel really bad for everyone because of how hard they are struggling to get by.

That said, I'm still struggling with where to start investing in residential RE.  

We do open house style showings for a half hour time slot, and can get 10 different applicants all showing up at once to see a specific unit - and it's a struggle to keep track and follow up with potential applicants through the process with so many applying.  

I've struggled along and come to the conclusion that I have to have a real plan and goals associated with the future.

I'll give you a big tip: If you see ads or banners "Move in for $1, or First months rent free", the owner is struggling with vacancies!!
