And what I did in all my years in CA.. is I simply close on the deals then resold.. and you NEED to disclose your a principal and licensed.. and that's no biggee one line in the contract..but I think a lot of this is situatational.. if you had an agent telling little old lady here nice clean Rancher in Santa Rosa that is worth 600k is only worth 400k and you resell with doing little to nothing and make 200k.. that will be frowned upon.You take a house that is falling down  extreme hoarder   bare land other types you can be more liberal with value interpretations. and unconcienable profits.

They are referral companies that resell you property info to a third party broker and the control, quality, follow-up, etc is lost.

I'd love any advice regarding the issues/costs in moving the homes (some are brick but not all), marketing, reselling etc. 

I also do not know whether you intend to take title and resell or assign the contract. 

Everything south west of Fairmount ave (art museum area) is phenomenal and you should have no problem reselling. 

That said, because of the negative perception of Ferguson right now, make sure to buy really, really right as I imagine you'd have trouble re-selling in the near future.

I can't imagine how people syndicate these things, take money off the top and offer preferred return and still do well operationally unless they just luck out and catch rapidly rising rents/buy and resell passing on to the next fool.There is definitely some subtlety and lessons to be learned in them.

Wholesaling is good for a start a little profit with a little fund.Go out and do some research.Find Source for properties for sale that below market value and market it or resell it as a wholesale.
