In a mid-level SFH, I think most buyers expect granite / solid surface.

Many buyers tell me every week that they are looking to move into a property and not have to fix things.For holds, rentals are at a premium these days, so it almost doesn't matter for those as well.

Tenants and prospective tenants throw these terms around and it gets quite confusing on what exactly we should and can say. 

However, I made the argument to listing agent that they should want to spend the money at the very least to simply drain the basement water out since it's still an asset that is slowly deteriorating and losing value every day that the water sits there and investors/buyers will not want to take a risk on a property with a question mark like that.

Is there a risk to the end buyer (C) when doing a double closing where they are using the end buyers (C) money to close on the A-B transaction?

Buyers do not typically pay their agents.

The buyer was insistent on getting a working heater, didn't want a $5,000 credit, and there were no standard replacement because of the age and the size of the unit.
