The guidelines state that if you are licensed and insured and experienced you CAN do some portion of the work yourself, but it's ultimately the banks' decision and they rarely let it fly. 

While I do not believe we have seen the last of the foreclosures, as I recently heard that 60% of multifamily bridge loans nationwide are not paying their mortgage, I am skeptical on whether or not we will see a massive fire sale of multifamily properties.

The median sale price in Syracuse is still lower than the national rate, which makes the market even more competitive.
