Here is a 12k btu one that is supposed to operate below freezing for about $900:http://www.sogoodtobuy.com/12000-btu-mini-split-ai...These types of units are also supposed to be more efficient than central air anywayI've also had good luck with portable heat pumps in my own home but they are a little bit noisey compared to the mini splits but they are also about a third of the cost.

I have been to 10 properties in the past six months that qualified for the 1% price/rent ratio and they have all been absolutely disgusting.Having said all of this, there can be opportunities to invest in mobile home parks that provide verifiable rates of return above 7%.

We have an area that says something to the effect:Seller agrees to pay broker _% or _Dollars upon closing of house etc etc.If you just used a solid number 5K like selling a mobile etc you should be fine.
