So here is the investment case:€ 89.000,- investment in property€ 7.800,- yearly income8,76% ROIThis seems pretty ok, especially since I bought in a spot where the rent prices are up these times, but I got shocked.

You may be pleasantly surprised.  

Try to mimic the style of ad that says:"Joe and Susie went to look for a new apartment and what they found will SHOCK you!!!"

That said, I think there would have to be a major shock to the economy for another severe downturn to happen.  

We were 2nd and were shocked to get the sale (there are section 8 tenants in there now and with Portland's new renter laws we heard the first buyers balked at logistics of kicking out section 8)3.

I'm so glad that the loss will be covered by insurance but, even so, it makes it no less of a shock to the system.

BTW... we got rid of the smell using the company Smells Don’t Sell and their ozone shocking treatment if you ever come across a smelly house.I think overall it’s a great option if you have the cash to buy them.

There's no right or wrong way to go about it, but there are ways to make the journey more pleasant.
