Anyone else have trouble picking a niche? 

Since I'm primarily interested in diversification at the moment, my guess is that if we do decide to jump into real estate, it will probably be in a more mixed form. . . starting with a SFH and picking up one or two MF later.  

I've saved every bit of detail, from the antique door hinges to the spindles on the stair well to be put back into the home. 

I keep hearing about the miracle morning so after i finish reading the 80/20 principle and the E myth revisited ill have to pick it up along with the 4 hour work week and The millionaire investor. 

I have purchased Home Depot in-stock cabinets and although the boxes are cheap particle board and the hinges and drawer glides are just ok, they have fared well with standard use.

There is much to discover in just driving the streets when you pick a an area to explor. 

If we just have a 15% housing correction, I should be able to pick up those properties at the courthouse steps for 65-70 cents on the dollar.

I would definitely get to know you and pick your brain a little.
