Not "what will it sell for in 5-7 years" or "what updates will help your curb appeal", but "what do tenants in this area look for, how can you optimize the ROI in this property, and is this a property you'll probably want to own in 30 years?"  

This is a rental property so the durability of laminate may be a good thing but I always found it appealing to have carpet in the basement (upstairs is hardwood). 

I am not one of them, but my understanding is it has a lot of the same appeal as my market of Pigeon Forge/Gatlinburg in Tennessee.  

You'll want a property that can appeal to a single family and/or investor.Foreclosures.  

But I see the fact that a 10-year option may be more appealing to the TB. 

This should make suburbs more appealing to city workers than they once were.

In Minneapolis, the market for appealing multifamily properties has a lot of competition. 

A pre-ordinance (built before July 8, 1957) residential building or building of mixed residential occupancy, not complying with the requirements in force and applicable to the building at the time of its conversion, may be altered so as to legalize one dwelling unit, in addition to the number of dwelling units originally authorized, providing that said unit was determined by the office of the zoning administrator or the zoning board of appeals to have existed prior to July 8, 1957, and provided such building complies with the other provisions of this chapter.
