But based upon the numerous threads here on BP I would say that anyone buying a property out of state, especially from this particular operator should make sure they are getting a 3rd party inspection along with an appraisal.

I have to agree with Brian, while I don't have personal experience with ET, I spoke with numerous people who are their clients and many of them did not have good things to say about their customer service.

I have contacted numerous lenders but most have a minimum of $1 million for mobile home parks or they have to have 75% LTV which I can't hit due to lack of funds.

I have done numerous deals in the past - I bought my first rentals in Portland before the Financial Crisis, and then moved to Texas after the hurricanes in 2008 and 2009 and bought up all the HUD houses on the gulf coast I could.
