As I read your post I noticed that we have very similar goals of owning about 10 properties to help with early retirement.

When the property manager followed up with the husband he said he had moved out and wouldn't be paying rent anymore (5 months left on lease @1250/month).Our property manager filed an eviction notice with the court, gave the tenants required time to collect belonging before taking the unit back. 

This is in my leases since I usually lease the place ahead of it being vacant, so I need them out when they are supposed to be out to prepare for the next tenants.Serve her notice that you do not wish to continue to rent to her (might be 60 days since she has been there so long, check your state laws) and get her out.  

They filed a notice of eviction, and the woman refused to leave.  

They won't notice smells or dirt or disrepair or other issues until it's vacant.  

This was sent certified mail on 4/9/15 and no one answered and notice was left on his door to claim in 15 days.

Thanks Wayne, the Trustee Sale notice does not have children's name.

You can call the person listed in the auction notice and often this is the lenders foreclosure department or attorney.

On 2/15 I received an act 91 notice.

Is it possible to setup a month to month lease so that a 60 Day Notice to Terminate is required?
