After cutting out the rotten subfloor, pulling up the carpets, 5 gallons of vinegar through a pesticide sprayer, 1 gallon industrial cleaner, and an ozone generator for the night --> Smell gone!!

Full kitchen and bath remodels, new carpets, railings, light fixtures etc. 

.- I called my pest control service, the they came and treated both units, the "messy" tenant showed up to unlock the door for them and left.- The pest control technician called me from UNIT A, advising that there were unsafe / hazardous living conditions, and proceeded to send photos. 

That new carpet chewed up by a dog, is not normal wear and tear.

Ten year life span except carpet then only 5. $6000/10 year life span/12 months in a year=$50 per month for 1 item. $6000/$38= 158 months before replacement.

I would like to downsize but I don't want to buy in this market, and I'm not sure I can qualify for a bank loan right now due to my business (main job) taking a hit past year from Covid and year prior from a messy traumatic divorce (long story).
