Another option if this is strictly for investment purposes, you could try to go DSCR. we have one lender that will allow for 1-4 units (inv. prop solely) who will go as low as 620 fico, but your LTV may be limited to, say, 70%. qualifying would be based on the rents received, not off your $100k income. there are options out there, keep working at it and get a 2nd opinion even on a full-doc loan. hope this was helpful to some degree!

While private money isn't highly regulated at the federal level, there are subtle nuances to be aware of in each state that may trigger your loan becoming a security and then the SEC would have regulations to consider.

Plus, it's not like RE isn't also getting hit right now--many people holding RE will probably take a significant hit to their net worth this year. ...but, at the end of the day, I don't feel like I have a thorough enough understanding of crypto to go in on it at any significant level... ...but, it will be interesting to watch it evolve in the coming years!
