I was thinking about potentially painting the exterior and fixing up some odds and ends outside (the interior will be rehabbed and both sides in good rental condition by the beginning of December).Thank you for any advice.

Life happens, and if an otherwise long-term good tenant is late on a payment for some reason, or needs to double up next month or 1.5 over two months, and it really only happens once, I allow that.If you have a 4.5 year tenant who you said is decent, and who is late on one payment in 4.5 years, and you are evicting them, you kinda deserve some vandalism!!!

I would just negotiate some money off, but understand that often price already takes condition into account.

A calculated replacement of boards that have to be, proper prep and a good coat of quality exterior paint will probably add 10+ years of life at a fraction of the price.

After my inspection, I learned that there is significant damage with the roof, the chimney is in disrepair, the furnace and water heater are just at their life expectancy, and their were rodent droppings found in the upper unit furnace (inspector is guessing it is from the attic).
