He's got a lease at below market rent.Better to charge full rent and pay for his services AND only do a MTM lease in case you need to part ways.One last thing, 10 doors is way too small of a property to have on-site management.

Last time i went to Philly was for the 2012 Flower festival, and I was surprised that amid a fairly important event, the area was empty, with the exception of the Amish Market. 

I was in food business for decades before getting into commercial real estate the last 20 years so know it well.FIRST you have to separate out does your current business itself without the building have any value?

Is it the freedom that comes with income from properties, building a lasting legacy, or growing your wealth?
