You could potentially get 2000 for that place right now because Worcester is really hot at the moment..for whatever reason..but it's not in the best of neighborhoods. 

These are hot areas with great schools and low crime.

In 1990, I brokered and sold a hot urban 22 units of apartment complex for only $130,000 for all 22 units!

(MBR was incredible,  guy apparently smoked on the toilet.

Each state has a Division of Real Estate who oversees broker operations & requires broker's to adhere to incredibly strict accounting procedures, audits and care of all of this money that flows in & out of their hands that is that of the client's (you) or the tenant's.

@Matt Harper, lease to own is way better to do in rural area's where the market is not as "hot."

Every real estate market is going to be different, but I'd start by reaching out to a few local wholesalers who will have hot off-market deals or even reaching out to a local real estate agent to start receiving leads from them.If you're just looking to practice, you may also want to just start with a basic website like trulia.com or zillow.com so that you can get tons of analyzing reps.  

Capex also has to include:roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span, kitchen and bath remodel 20 year life span, etc.
