It is a difficult balance to be considerate of tenants but you have to be considerate of your bank account.

List your income, costs, and savings, and think about options like FHA loans or NACA or Loan Depot.

They are expected to do sales, customer service, management, accounting, marketing, people management, etc. and be paid what you would pay, in any other business, for just one of those positions.
