My background is somewhat different from yours though.I'm 46 (you're quite a bit younger, I think) and have been in the corporate rat race since I was a bookkeeper at the age of 18.  

One-horse "college towns" could be in trouble when the biggest employer shrinks by 10-20-50% or goes away completely.

I am going to become a real estate investor to gain financial freedom and leave the rat race.

I am a father of 2 and wanting to escape the “rat race” as an alcohol distributor sales person, so I am hungry to learn and therefore, reaching out to all I come across in my area.Thank you in advance for any direction you can provide!

Sean, I feel you are putting the cart before the horse with your comments.

I was recently laid off from work and (long story short) I did some deep self-reflection and the rat race isn’t for me so I’ve decided I’m investing in real estate.
