Car loans are at historic lows so if that debt's at 3% and the money you would pay extra into it can be invested and anything else even stocks at 6-8% return that is a far better use of your money than simply paying off cheap debt.

If you're feeling generous can any one recommend good/investor friendly companies to fill the following needs-Title Company (i'm not a wholesaler but I hear these are a must have)- General Contractors (Preferably with experience rehabbing historic homes)- Landscaping companies - Realtors (have experience working with investors and generate off market/pre-market leads ripe for flipping/gentrification)-Any private money lenders welcome too

This is based only off the top of my head and no math, but I would be surprised if this property had a positive cash flow based off of my historical knowledge.When you sell, split the profit based on the terms that you come up with when forming your agreement with him.He wins by getting more money than he would get by selling it to you now as-is, you win because you get a profit without needing to purchase the property.
