First find the market rent for the property and subtract 50% to account for expenses going forward.

I spent time on the phone with the CA FTB and Employment Development Department, and am still struggling to find the right way forward with our complex circumstances.

@Michael Plante when you look on zillow or other sites, do you then just do your research and then forward to your RE agent for making offers and initiating the process?

I'm sure we would come to an agreement at some sort of discount from fair market value, and may also have them as partial partners of the paintball business going forward as well.
