I've seen this done for apartment buildings, too.I'd try to formalize the agreement as a master lease with subletting allowed so that you don't get accused of bring a property manager without the proper licenses.

CA Law is to offer free credit report to consumers once a year (each credit bureau) - so technically, CA consumers get to have 1 credit report every 4 months (1 FREE report from each credit bureau) - If used judiciously... ;-)Have only ONE credit card and payoff every month.
