Of course 13% down will make a big difference in the P&I monthly payment instead of the 25% down that the conventional loan requieres but since i can guarantee my self a longer lease contract (current one expires in 4 years) for my current business that makes me well over 300k a year i don’t mind just breaking even on the commercial property loan and have just my principal balance paid down while i keep my current operation.Current lease was signed 11 years ago at a very low rate and was set to triple if not more once it expires.
