its a hard call. everyone started with no reviews at some point. you could inquire as to purpose of their trip, etc and see if any warning bells go off. ive had a few guests stay with no reviews and no problems, but the law of averages says it will happen at some point

Highly suggest attending local meet ups and picking everyone's brain at those events.

On the other hand everyone has to start somewhere, so how much confidence do you have? 

Those agents will have proformas, rent rolls, etc. on their listings and EVERYONE knows the buyer won't see anything until a purchase contract is in place.
