If I own an investment property that is not in my wife's name and do a quit claim deed on our home that we own together, making my wife the sole owner of our home, will that remove the chance of any legal action made by a renter etc...?

Now, this is a part-time job, so I have to chance of getting a traditional loan, but I have a few people in my department that are willing to invest with me on deals if I show them that it is a good one.Here is my question, is there a way that I can take their hard cash and giving them a sort of IOU with a predetermined share of the profits of the sale or cash flow from the purchased property?

If you ask me today I’d say 80% chance I hold them until I die, only exchanging as depreciation runs out. 15% chance I exchange in to the afore mentioned multi, likely not in Las Vegas unless there are properties I don’t know about here. 5% I do something stoopid/crazy that I can’t even think of now.
