Next time I would charge them a pet fee instead of a deposit, if their dog destroys something you'll have to go through the deposit claim process which they could (and often do) dispute.

Irrelevant that one is disabled vet as he does not meet minimum screening standards.Contractors will likely destroy the property, 6 months is too short of a rental term to bother with.

Seeing how the yards of rentals are routinely destroyed makes me lean towards a condo set up, but I guess that comes back to your point about tenant quality.I am completely with you on finding a “respectable” place, I think that’s part of my issue.

Not only do you have dues you can't ever predict, but the rules can change, the association could end up with idiots (very common) on the board who destroy the financials - it's like inviting a whole bunch of strangers who probably have zero real estate savvy or property management savvy or commercial financial management savvy - into your investment.I made the mistake of investing in one once, after only owning anything fee simple prior, and I couldn't wait to sell it.

This could be as simple as rioting and looting destroying local neighborhoods and no recourse from the government (almost like they are supporting and inflaming it) enforcing rule of law and order.

Cat pees all over the carpet and let's say destroyed a couple of blinds (the more common damage I can think of), you will get a professional cleaner for$400-500 to clean the carpet plus let's say $200 for the blinds.
