We have been installing new subfloors and vinyl tile one room at a time and tenant has to move all their stuff from each room each time, and then back after install complete. 

We usually don't assume a cosmetic rehab because more often than not we'll get into a project & find hidden stuff.

Please note this SFH has plentiful storage and there is no need to hang stuff.

Yes I can do alot of stuff around the house but why do tasks like sheetrock, paint and trim when I could easily hire those tasks out and be billing my plumbing clients to leverage my time better. 

It spams my inbox and is worthless, I don't read that stuff.

Your tenant buys it to cover their stuff. 

Painting, cleaning up, etc - stuff that takes a lot of time but doesn't require specialized skills, and even if done poorly would not cause serious damage.

The stuff I see on Zillow and Trulia just don't have the COC and total ROI numbers needed once I factor in things like property management, vacancy, repairs, etc. 

I don’t 100% understand her reasons for wanting to be there; when I have had repair people in (at her request) I of course assured her that COVID precautions were being taken and no-one would touch “her stuff”.
