Rochester NY networking and seller financing

Hello everyone! My name is Keenan, I’m 30 and I’m a remodeling contractor in Rochester, NY. I am interested in entering the world of real estate investing. I’ll get right into it, my dilemma is that I while I am doing great with my business I can not secure financing through a mortgage due to the age of my company. So, my question to the forum is: Where’s a good place to start if I want to get seller financing or some other means of financing my first deal. Is driving around looking for houses for rent or sale, searching craigslist, etc. the best way to find a potential property? Or might there be any resources locally that might make my life any easier?  Being a contractor I know I can bring value to a seller with a distressed property that most people might shy away from because of repair costs— I can get a tremendous amount of work done much cheaper than most because I can do nearly anything myself. Also, any networking ideas in Rochester that might help me connect with people that I could learn from and build Relationships with and Possibly find a deal when a landlord decides to sell a property? Seller financing seems like the obvious way to go about this but I’m open to all sorts of ways to finance my first deal. I don’t see why I should be discouraged by the situation I’m in. Real estate is In my future, but I’m motivated to make it my present reality. If deal number 1 is the hardest, I accept the challenge!
