You definitely want to look at a property that is already renovated and rented vs a lower cost home that needs repairs.

Late to the party, but you can definitely get a 30 yr fixed mortgage with a private lender with the borrowing entity as an LLC.

But you definitely need to be sure you structure it all correctly so the business doesn't get pulled into other people's problems outside of the investment.
