I forsee 4 properties/year max.Our lender requires 25% down so unless I use some creative financing (which I am not familiar with) I will be limited to one property for the next 2 years until the rent coming in can be counted as qualifying income by the bank so we can get another loan.

You may be able save the tenancy, but don't count on it, especially if they are into addictive substances.

I realize I should probably apply the initial $50 deposit by nature of it being a "pet deposit", but would you deduct the rest of the extermination fee from the normal security deposit or count the $25/mo funds toward this and give them a full security deposit refund?

I talked to lender and he said if you want to refi to 20 years again now, your mnthly payment will go down to 2300 which will put me in break even point (not counting maintenance and other things).
