Thought this might be useful here as well: http://www.biggerpockets.com/blogs/2923/blog_posts/40555-notice-of-defaults-nods-are-on-the-rise-in-vegas-but-the-good-newsNOD's still down 80% from 2009's highs.Back in 2009 we had closer to 5,000 NOD's a month filed.Since AB284 was changed in 2011 the NOD's plummeted as a side affect of them trying to curb the robo-signing fiasco.

If you have a tenant making less than 3X the rent in gross income (yours is closer to 2x), I think your default approach needs to be to pass.With that said, I think that you should be open to being talked into taking them on.

@Jeff Kennedy   Cash for deed is simply a land contract or installment contract from the owner. the difference is they don't deed the property to you until you paid it off.. this allows a scenario were you don't have to do a full blown foreclosure in the event of a default like you would in CA if you do a normal trust deed note and grant deed to the property at time of closing.
