Investment in real estate is extremely hard work and requires many years of dedication, and above all the willingness to overcome obstacles.  

There is no way to get around the fact that you have to dedicate time to this.

It all depends on your goals, how much time you have to dedicate to real estate every day/week, your risk tolerance, etc.

He's a freshman now so I'll have dedicated tenants for the next few years for sure.
